01 — System Alignment

Establishing the spatial and experiential framework of the amenity systems.

  • Space planning and schematic design

  • Amenity programming and adjacency logic

  • Circulation and transition relationships

  • Feasibility review and infrastructure implications

  • Preliminary visualization to align design intent

  • Interface definition with base building systems

This phase positions thermal, aquatic, fitness, landscape, and recovery environments within the architecture of the building.

02 — Technical Definition

Translating system intent into coordinated, buildable documentation.

  • Technical design development

  • MEP coordination and performance requirements

  • Full equipment specifications and system integration

  • Mechanical room planning and infrastructure detailing

  • Construction interface definition

This phase defines the systems so they can be built without reinterpretation.

03 — Design–Build Execution

Carrying authorship into construction and operation.

  • Fabrication and installation

  • Field coordination and system integration

  • Testing, commissioning, and performance verification

  • Owner handover and operational training

  • Long-term maintenance guidance and system stewardship

This phase maintains continuity between design logic and real-world performance.

Continuity

Amenity environments often fragment across phases and trades. Ecotone’s process maintains a single technical logic from planning through operation, reducing coordination burden and preserving system performance.

FAQ

Ecotone started in NYC and offers services to most of the tri-state area. As we explore our particular brand of crafting integrated amenities offerings, we have found a niche in NYC, but offer some of our services nationwide.

Absolutely! We can do all phases of the process, including design, construction management, ADA and DoH compliance, full-phase oversight, cost management, quality assurance and long term service management.

Ecotone usually works on commercial projects from high-rise towers to hospitality offerings, but occasionally we do residential projects.
